Sale Of Avillion Hotel, Sydney ("The Disposal")

With reference to our announcement dated 22 January 2007 on the above matter, we would like to clarify the following:-

1.0 Under item 6.0 of the above announcement, the original cost of construction (inclusive of plant & operating equipment) is AUD113,770,000 of which RPB investment portion is 51%. The hotel was incepted in 1997 and was opened for business in 1999.

2.0 Under item 7.0 of the above announcement, the consideration will be satisfied on cash basis and to be settled as follows:-
a) 5% upon the signing of Business Sales Deed & Contract for Sale of Land.
b) Balance of 95% to be settled upon the completion date.
